So it isn't surprising that polished concrete floors are popular here with architects and building owners, in cafes, design studios, showrooms and offices. The same process that gives these floors their look, grinding and densifying the concrete, is also one of the most practical ways to dust-proof warehouses and factory stores in Mohali and Panchkula.
Polished concrete is the slab itself, ground down and densified, then refined with finer and finer diamonds until it reaches the finish you want. There is no coating on top, so there's nothing to peel or scratch through to a different colour.
Choices you make at the start:
How much aggregate shows. A light grind keeps the smooth cement "cream" look. A deeper grind reveals small specks of sand and stone, often called salt and pepper. Grinding deeper still exposes larger stones for a terrazzo-like look. You can't go back once it's ground, so we test a small area first.
Gloss level. Honed is matt and hides scratches well. Satin has a soft sheen. High gloss is reflective and dramatic, but shows scratches and scuffs more.
Stain protection. A penetrating guard is applied at the end to help against coffee, oil and food stains, which matters in cafes and restaurants.
The best polished concrete comes from a slab poured with polishing in mind: good strength, well finished and flat. In renovations, we often find tiles over an old screed, or a slab with patches and cracks. Some of these polish beautifully, and some don't. We check strength, flatness and patching during the survey. If a slab won't give an even result, we will tell you and suggest an alternative such as a PU self levelling floor with a concrete-like look.
In Mohali's industrial phases and Panchkula's industrial area, most densifier work is practical rather than decorative. It stops dust on stored goods, hardens surfaces worn by pallet trucks and brightens dim storage buildings. We usually grind lightly, densify, fill joints and apply a guard. It is quick and costs less than coating.
Polished concrete is durable, but it isn't indestructible:
Many owners like these marks as part of the character of concrete. Others prefer a floor that stays perfect, and for them a resin floor is a better fit.
If the slab underneath is sound concrete, often yes. If there are tiles, they must be removed first, and the screed underneath may or may not polish well. We test before committing.
Grinding is noisy, but we use dust extraction, so very little dust escapes. In occupied buildings we schedule it outside business hours.
Use a neutral pH cleaner with a mop or scrubber. Avoid acidic and strongly alkaline cleaners.
