A car park floor has to deal with more than cars. Tyres grind concrete into dust, oil and fuel drip in every bay, ramps get slippery in the rain, and open decks double as roofs that leak onto the level below. Basements often take in water too. The right car park flooring system depends on where the floor is: an enclosed basement, a ramp, an open top deck or a podium over occupied space all need different treatment.

Using one thin coating everywhere is the most common mistake. It wears through on ramps and aisles, and cracks and leaks on open decks.

Open decks and podiums

An open car park deck is really a roof that cars drive on. Rigid epoxy cracks with the slab and degrades in sunlight, letting water through. Open decks need:

  1. crack and joint repair
  2. a flexible, crack-bridging PU waterproofing layer
  3. an aggregate-filled wearing layer for traffic and grip
  4. a UV-stable topcoat
  5. proper expansion joint systems and drain detailing

Podium decks over basements are the most common source of leaks onto parked cars in residential societies and commercial buildings.

Ramps

Ramps need far more grip than flat floors. We broadcast coarse, hard aggregate into the ramp coating, with extra texture on curves and at the top and bottom. A drain at the top of the ramp stops rainwater running down into the basement.

Basements

Enclosed basements benefit from:

  • dust control, so cars and ventilation systems stay clean
  • oil resistance, so bays don't stain
  • brighter floors, since light grey coatings reflect much more light than bare concrete
  • moisture handling, because many basements have damp slabs, which must be tested before coating

Line marking and wayfinding

A coating job is the right time to plan marking: bay numbers, direction arrows, pedestrian walkways and crossings, colour-coded levels, EV bays, visitor and disabled parking, and no-parking zones at fire exits.

Keeping the car park open

Car parks rarely close. We work zone by zone, often at night, with barriers and signage. Each zone reopens to vehicles after the specified cure time, typically a few days.

Maintenance

Machine-scrub aisles regularly, clean oil spills promptly, keep drains clear, and refresh the topcoat on ramps and busy aisles before wear reaches the concrete.

FAQs

Why can't we use epoxy on our open top deck?

Most epoxies are rigid and not UV stable. They crack with the slab and degrade in sunlight. Open decks need a flexible, UV-stable PU deck system.

Our podium leaks onto basement cars. Can it be fixed?

Yes. Hard areas can be treated with a waterproof deck membrane. Leaks under planters usually need those areas opened for waterproofing.

How often does a car park coating need refreshing?

Ramps and busy aisles wear first and usually need a topcoat refresh every few years. Bays last much longer.

Can the car park stay open during work?
