Basement concrete is dusting, ramps are polished smooth, and podium decks leak into the basement below every monsoon. RWAs and maintenance agencies call us when the complaints from residents reach a certain level. The good news is that most of these problems can be fixed without breaking out the floor.

The typical society parking floor

When we survey a Ghaziabad society, we usually find:

  1. Basement drive aisles worn and dusty, with dark oil stains in the bays
  2. Ramps worn smooth, slippery in the rain and scary for two-wheelers
  3. Podium or open decks above the basement leaking through cracks and joints, dripping onto cars
  4. Faded or missing bay markings, which lead to parking disputes between residents
  5. Damp patches and water collection near sumps and at the base of ramps

Each one needs a different treatment, and it helps to plan them together.

Basements: coating and marking

For basement aisles and bays, a hard-wearing epoxy or PU coating seals the concrete, stops the dust and resists oil. A light grey finish makes the basement brighter. We then mark bays with numbers, add direction arrows and paint pedestrian routes to the lifts. Where bay allocation has caused disputes, clear, numbered marking is often the part residents appreciate most.

Ramps: grip first

Ramp coatings get coarse aggregate broadcast into the resin to give strong grip in wet weather. We also check that water from the top of the ramp is intercepted by a drain rather than running down into the basement.

Podiums and open decks: stop the leaks

Podium decks over basements are the most common source of complaints. The slab cracks, water gets through, and residents' cars below get stained. A normal floor paint won't fix this, because it cracks with the slab. The right system is a flexible, crack-bridging PU deck coating with a wearing layer and a UV-stable top coat, detailed carefully at joints, drains and upstands. Existing cracks are treated first, and large expansion joints get a proper joint seal.

How long does a society basement take?

It depends on size and how many bays can be vacated at once. A medium basement is often done in sections over a few weeks, with each section back in use after a few days.

Will the podium stop leaking after coating?

A properly detailed crack-bridging deck coating stops leaks through the slab surface. Leaks from structural movement, drains or pipes need their own repair, which we identify during the survey.

Can residents still use the lift lobby during the work?

Yes. We keep pedestrian routes open and phase work around them.
