Many of these buildings have concrete floors that were finished quickly and have been worn hard since. Dusting, surface wear and broken joints are the common complaints. Grinding and densifying the concrete is often the most cost-effective way to fix them.
For warehouses, the goals are straightforward:
A typical treatment involves light grinding to remove the weak surface layer, joint repair and filling, densifier application and a guard coat. Many warehouse managers also ask for a honed or lightly polished finish, because it brightens the building and makes spills more visible.
Workshops and machine shops can benefit from densifier, but oil changes the picture:
Oil-soaked concrete near old machines needs deep cleaning or grinding. Deeply soaked areas may never look uniform.
Ongoing leaks will still stain densified concrete, though less than bare concrete. Drip trays help a lot.
Coolant and cutting fluids are usually handled reasonably well, but a guard coat and regular cleaning matter.
Where a workshop has heavy oil and chemical exposure, a resin coating in those zones may make more sense, with densified concrete in stores and aisles.
Stores, packing areas and dispatch zones in factories are excellent candidates for densifier. They are dry, have steady wheeled traffic and need to stay clean. The treatment can often be done zone by zone over weekends.
Open joints in warehouse slabs slowly break down under forklift wheels, and repairing broken joint edges costs far more than filling joints early. We always include joint inspection in our surveys. Joints are cleaned out, damaged edges are rebuilt with epoxy mortar, and joints are filled with a semi-rigid filler that supports the edges while allowing small movement.
| Consider densifier if | Consider coating if |
|---|---|
| The area is mostly dry | There are frequent chemical or acid spills |
| Dust is the main problem | You need bright colours or zone colours |
| You want minimal maintenance | The slab is too weak to densify |
| The floor is very large | You need a sealed hygienic surface for food or pharma |
Usually very soon after treatment and cleaning, since there is no coating to cure. We confirm for each job.
Yes. We work zone by zone and move stock and traffic around the work area.
Semi-rigid joint fillers can need topping up over time as slabs shrink and move. It's a simple maintenance job.
