Their main floor problem is almost always dust. Forklift and pallet truck wheels grind the top of the concrete into fine powder that settles on stock, cartons and racking. Coating a floor that size is expensive and needs recoating in busy aisles. A densified and polished concrete floor usually solves the dust problem for much less, and there is no coating to wear off or peel.
Concrete contains free lime (calcium hydroxide) that doesn't add much strength. A densifier is a liquid silicate that soaks into the top few millimetres of the slab and reacts with that free lime. The reaction forms extra calcium silicate hydrate, which is the same material that gives concrete its strength. The pores close up and the surface becomes harder and much less dusty.
Because it becomes part of the concrete rather than sitting on top, a densified floor can't peel, blister or delaminate the way a coating can.

A polished floor also reflects light, so warehouses often need fewer light fittings on at once for the same brightness.
Warehouse slabs have saw-cut joints every few metres. Hard forklift wheels chip the edges of open joints, and those chips grow into broken, spalled joint lines. Before polishing, we fill joints with a semi-rigid filler suited to forklift traffic and repair any damaged edges. This is often the most useful part of the job for a busy warehouse.
Being honest about limitations saves disappointment:
If your warehouse is still being built, the cheapest moment to add a densifier is right after the slab is power-trowelled. A spray-applied densifier at construction stage gives dust resistance from day one. For existing floors, we grind first.
It depends on area, the condition of the slab and the finish required. Large floors are done in zones so the warehouse keeps operating.
A clean, dry polished floor gives good grip for normal foot and forklift traffic. Wet or oily floors can be slippery, so we recommend a honed finish in areas near loading doors.
Sweep or scrub with a neutral cleaner using an auto scrubber. Reapply the guard coat occasionally in the busiest aisles.
