Chandigarh's older houses and government buildings are now several decades old, and many show it after every monsoon: damp patches on walls, peeling paint, leaking bathrooms and seepage into basements. The city also has a lot of exposed brick and bare concrete architecture, which needs a completely different kind of protection from a painted wall. Across Mohali and Panchkula, newer buildings have their own issues with bathroom leaks and tanks.

Exposed brick and concrete buildings

Exposed brick and fair-faced concrete are part of the city's character. Painting them with a normal waterproof coating would change their look completely. For these surfaces, we use clear, breathable water repellents, typically silane or siloxane based. They soak into the brick or concrete and make the surface repel water, while still letting the wall breathe. The surface looks almost the same, but rain beads off instead of soaking in.

Before applying, we:

1. repair cracked and missing mortar joints, since water gets in through joints more than through bricks
2. clean off moss, algae and dirt
3. check that the wall is dry
4. apply the repellent in the recommended number of coats

Clear repellents won't bridge cracks, so crack repair beforehand is essential.

Damp walls in older houses

Older kothis and government houses often have damp walls from three different causes:

• Rain penetration through cracked plaster or exposed walls, which is worse after storms
• Rising damp from the ground in walls without a working damp-proof course, which shows along the bottom of the wall
• Plumbing leaks from old pipes inside walls, which are damp even in dry weather

Each needs a different fix: exterior crack repair and elastomeric coating, damp-proofing at the wall base, or plumbing repair. We identify the cause before recommending anything.

Bathrooms and kitchens

Leaking bathrooms need tiles removed, pipes and traps sealed, a waterproof membrane applied under new tiles and a ponding test before retiling. Kitchens with sinks against external walls often leak at the wall junction and need the same careful detailing.

Basements and tanks

Basements in Chandigarh and Mohali can take in water during heavy rain. From inside, crystalline waterproofing and injection for active leaks are more reliable than surface paints. Overhead and underground drinking water tanks are coated with potable-water certified products.

Winter and weather

Waterproof coatings need dry surfaces and suitable temperatures. External work is best done in October–November or February–April, avoiding the monsoon and the coldest weeks. Internal bathroom and tank work can be done most of the year.
