When it rains, water from higher ground flows through the soil and presses against basement walls, retaining walls and the uphill side of houses. Add one of the longest monsoons in north India, and damp is a year-round concern for many homes, hotels and schools. Hillside basements and retaining walls

Water pressure against walls below ground is the most common cause of basement seepage in Dehradun. Signs include damp along the uphill wall, water at the base of walls after rain, and white salt deposits.

The best time to waterproof a basement is during construction, from the outside. For existing buildings, digging out the uphill side is often impractical, so we treat from inside:

  1. Injection for active leaks through cracks and joints, using polyurethane resin that reacts with water and seals the path
  2. Crystalline waterproofing on walls and floor, which penetrates concrete and blocks the pores against water pressure
  3. Drainage improvements outside where possible, such as clearing or adding drains uphill of the wall

Retaining walls that seep onto driveways and gardens can be treated similarly. Retaining walls also need weep holes to relieve water pressure. Sealing them completely can make things worse.

Damp homes and hotels

Many houses and hotels in Dehradun and on the way to Mussoorie have damp walls from rain penetration, rising damp or condensation. We identify which one before choosing a treatment:

  • rain penetration is fixed with exterior crack repair and elastomeric coating
  • rising damp is treated at the wall base with breathable plaster
  • condensation needs better ventilation, not waterproofing

Schools and tanks

Boarding schools and hostels depend on large water tanks and have many bathrooms. Tanks are drained, repaired and coated with potable-water certified products. Leaking bathrooms get a membrane under new tiles and a ponding test. Work is scheduled for school holidays.

Timing in Dehradun

External coatings need dry walls and several dry days, so they are best done from October to April. Internal injection and crystalline treatments can often be done during or just after the monsoon, which is also when leaks are easiest to locate.

Should we seal the weep holes in our retaining wall?

No. Weep holes relieve water pressure. Blocking them can push more water through the wall or damage it.
