It bakes in summer, gets soaked in the monsoon, expands and contracts every day, and often carries water tanks, solar panels and foot traffic as well. When it leaks, the damage shows up in the rooms below as damp ceilings, peeling paint and sometimes dripping water. Fixing it properly means sealing the whole terrace, and above all the details where leaks begin.
| System | Strengths | Limits |
|---|---|---|
| Liquid PU membrane | Elastic, seamless, bridges cracks, good for detailing | Needs a UV-stable topcoat, higher cost |
| APP bitumen membrane | Proven, thick, good for large roofs | Needs protection from sun, seams and details need care |
| Acrylic elastomeric with fibre mesh | Budget option, reflective | Needs recoating sooner, light foot traffic only |
| Membrane under tiles or screed | Best for terraces used heavily | More work, tiles must be laid over a tested membrane |
For most terraces in north India, a liquid PU membrane with a heat-reflective topcoat gives the best balance of performance and ease of detailing.
When a waterproofed roof still leaks, the cause is usually one of these details rather than the open roof.
A white or light heat-reflective topcoat reflects much of the sunlight that bare concrete absorbs. It lowers the roof surface temperature and reduces heat passing into top-floor rooms. It won't replace air conditioning, but top-floor residents and factory workers usually notice the difference in summer.
If you are planning rooftop solar, waterproof the roof first. Ask the installer to use ballasted frames or plinths that don't puncture the membrane, or have each fixing sealed properly. Fixing a leak under an installed array can mean lifting panels.

It's a traditional insulating and sloping layer, but it cracks and absorbs water over time. A membrane over a repaired surface is far more reliable.
Yes, for normal foot traffic once cured. For heavy use, add a wearing layer or tiles over the membrane.
A well-applied, well-detailed system with a protective topcoat lasts many years, and recoating the topcoat extends its life.
In dry weather, typically October to May in north India.
