Agra's roofs work harder than most. In summer, a bare concrete terrace can get hot enough to be painful to touch, and the slab expands every afternoon and contracts every night. That daily movement opens cracks, and the monsoon finds them. Hotels add another layer: many have rooftop restaurants and terraces with views of the Taj, where tiles, planters and furniture sit on top of the waterproofing. A roof system in Agra has to handle heat first and water second.

Heat and roof cracking

Rigid roof finishes, including old brick bat coba, cement plaster and tiles laid directly on the slab, can't cope with Agra's heat cycle. They crack along the parapet line, around outlets and across the slab. The traditional response is another layer of cement plaster, which cracks again within a year or two.

A flexible liquid PU membrane stretches as the slab moves, so it keeps the roof sealed through summer. A heat-reflective topcoat protects it from UV and reflects much of the sunlight, which lowers the roof temperature and reduces the heat passing into the rooms below.

Old brick bat coba roofs

Many older buildings in Agra have brick bat coba terracing. Over time it cracks, absorbs water and holds it, releasing it slowly into the slab below long after the rain has stopped. Our options:

  1. If it is mostly sound: repair cracks and hollow areas, correct the slope, and apply the membrane over it
  2. If it is badly broken or waterlogged: remove it, let the slab dry, rebuild the slope with a lighter screed, and apply the membrane

We decide after tapping the surface for hollow areas and checking for trapped moisture.

Rooftop restaurants and tiled terraces

Rooftop restaurants and hotel terraces need a finish people can walk and sit on. The waterproofing goes underneath the tiles or deck:

  • the slab is repaired and sloped
  • a flexible membrane is applied, and taken up parapets, planter walls and kitchen upstands
  • a ponding test confirms it is watertight
  • a protective screed and tiles, or a raised deck, are laid over it

Planters need special care. They must be waterproofed inside, with drainage and a root-resistant layer, or they will leak into rooms below.

Details that matter

  • Rainwater outlets (khurras) must be kept clear and sealed around the pipe
  • Parapet junctions need a fillet and at least 300 mm of membrane upturn
  • Water tank stands, solar frames and signage supports must be sealed individually

Timing in Agra

Roof coatings shouldn't be applied on scorching summer afternoons or in the rain. The best months are October to March. In April and May, work is done early in the morning.

FAQs

Will a cool roof coating really make the top floor cooler?

It lowers the roof surface temperature significantly and reduces heat entering the rooms. How much cooler the room feels depends on insulation and ventilation.

Can a rooftop restaurant be waterproofed without closing for long?

Usually it has to close for the duration of the membrane, testing and retiling in each section. We phase it to keep part of the terrace open.

Do we need to remove the old brick bat coba?

Only if it is badly broken or waterlogged. Sound terracing can stay under a new membrane.
