Roofs on Noida's office towers and IT campuses are crowded places. Chillers, cooling towers, AHUs, generator exhausts, solar arrays and cable trays all sit on the slab, many bolted straight through it. Every support, duct and pipe that passes through the waterproofing is a place where water can get in, and a leak above a server room or office floor is expensive. Commercial roofs with equipment

On commercial roofs, most leaks come from:

  1. equipment plinths and supports, where the membrane stops short or cracks at the plinth edge
  2. pipe and duct penetrations, where sealing has aged or was never done properly
  3. cable tray supports bolted through the slab
  4. drain outlets blocked by debris and leaves
  5. expansion joints between building sections

Our approach is to map every penetration and plinth, then treat each one as a detail rather than coating around it. We take the membrane up plinths, fit reinforcing fabric and sealing collars at penetrations, and seal fixings individually. The main roof area gets a liquid PU membrane with a UV-stable topcoat.

Working around live equipment

HVAC and power equipment on commercial roofs usually can't be switched off for long. We coordinate with the facility team, work around running equipment where safe, and plan short shutdowns only where the membrane has to go under or behind a unit. Walkways to equipment can be given a tougher, anti-slip wearing coat so maintenance traffic doesn't wear through the membrane.

Society towers

Residential towers in Noida and Greater Noida West have leaks above top-floor flats, around overhead tank bases, lift machine rooms and mobile towers. A survey that links leak points on the roof to damp patches in flats below helps the RWA prioritise. The waterproofing system is similar to commercial roofs, with a heat-reflective topcoat to help top-floor residents in summer.

Podium and landscaped terraces

Many societies and commercial buildings have podium terraces over basements, with driveways, gardens, play areas or seating. Leaks there drip onto cars and services below. Hard areas can be waterproofed with a traffic-grade membrane. Under planters and soft landscaping, the membrane has to be exposed, repaired and protected with a root-resistant layer before the garden goes back. For basement-side leaks, injection can give temporary relief, but a lasting fix is on top.

Timing and access

Roof work needs dry weather, so October to May is best. Commercial buildings often need permits for roof access, material hoisting and hot work. We plan these with building management in advance.
