Terrace waterproofing and roof protection in Delhi

If you live on the top floor in Delhi, you probably deal with two problems every year. In May and June the ceiling radiates heat long after sunset, and in July the same ceiling shows damp patches or drips when the monsoon arrives. Both come from the terrace above. A properly designed terrace waterproofing system can stop the leaks, and a reflective topcoat can take a noticeable edge off the heat.

Why Delhi terraces leak

Most leaks we trace on Delhi terraces come from a handful of places:

• Parapet junctions, where the roof slab meets the parapet wall and cracks open as the slab expands in heat
• Rainwater outlets (khurras), where water collects and old waterproofing has broken around the pipe
• Old brick bat coba that has cracked and now holds water like a sponge
• Water tank stands, solar panel frames and dish antenna mounts bolted through the waterproofing
• Poor slope, so water sits in puddles for days after rain

Coating over these without fixing them first is why many terrace jobs fail after one monsoon.

The system we usually recommend

1. Clean and inspect. Remove loose tiles, failed coatings and debris, and sound the old terracing for hollow areas.
2. Repair. Fill cracks, rebuild damaged areas and correct low spots so water flows towards outlets.
3. Detail the weak points. Form fillets at parapet corners, take the membrane at least 300 mm up the parapet, and seal around outlets, pipes and every mounting bolt with reinforcing fabric.
4. Apply the membrane. A liquid PU waterproofing membrane is applied in coats to the specified thickness. It stays elastic, so it moves with the slab through Delhi's heat and cold.
5. Topcoat. A UV-stable, heat-reflective topcoat protects the membrane from sunlight and reflects much of the sun's heat.
6. Test. Where practical, a ponding test holds water on the terrace for 48 to 72 hours to check for leaks.

Cool roof coatings and top-floor heat

A white or light-coloured reflective roof coating reflects a large share of sunlight instead of absorbing it. On a bare concrete terrace, this lowers the roof surface temperature considerably and reduces the heat passing into the room below. It won't replace air conditioning, but many top-floor residents notice the difference. We combine it with the waterproofing topcoat, so one job does both.

Solar panels and rooftop equipment

Delhi terraces are getting busier, with solar panels, water tanks, AC outdoor units and dish antennas. Every bolt drilled into the slab is a potential leak. If you are planning solar panels, do the waterproofing first, and ask the installer to use mounting methods that don't puncture the membrane, or let us seal each fixing.

Timing

Terrace waterproofing needs a dry roof and a few dry days. The best window is October to May. Surveys during the monsoon are useful, though, since that's when leaks are easiest to trace.

FAQs

Is brick bat coba enough for waterproofing?

It's a traditional insulating layer, but it cracks and absorbs water over time. A modern membrane over a repaired surface is far more reliable.

How long does a PU terrace membrane last?

A well-applied system with a protective topcoat typically lasts many years. Recoating the topcoat periodically extends its life.

Can we walk on the terrace after coating?

Yes, for normal foot traffic once cured. For heavy use, such as a rooftop sitting area, a tougher wearing layer or tiles over the membrane are better.
