Terrace waterproofing and roof protection in Chandigarh

Rooftop solar has spread quickly across Chandigarh and the tricity, on houses as well as larger buildings. It's a good investment, but it creates a waterproofing problem that many owners discover only after the first monsoon. Once panels are installed, the roof under them is hard to reach, and the mounting frames are often bolted straight through the old waterproofing. If your roof leaks after solar goes up, fixing it can mean taking the panels down. The best time to waterproof a roof is before the solar installer arrives.

Waterproofing before solar

If you are planning rooftop solar, we suggest this order:

1. Survey the roof for cracks, hollow terracing, ponding and failed outlets.
2. Repair and waterproof the roof with a liquid PU membrane and a UV-stable topcoat.
3. Agree mounting details with the solar installer, whether ballasted frames that don't drill the slab, or fixings on raised plinths that we waterproof.
4. Seal each fixing where drilling can't be avoided, with sealant and reinforcing fabric tied into the membrane.
5. Install the panels once the membrane has cured.

This avoids expensive panel removal later.

Roofs that already have solar

If panels are already installed and the roof leaks, we trace the leak points. Often they are at the mounting bolts, cable entries or where water collects under the array. Localised repairs around fixings may solve it. Wider failure may need panels lifted in sections, coordinated with your solar installer.

Older houses and kothis

Many older houses in the city have roofs with thick terracing, old tiles or layers of cement patches. Common leak points are parapet junctions, outlets, and cracks along the edges of the roof where the slab meets the walls. We repair or remove failed layers, restore slope towards outlets, form fillets at parapets and apply a flexible membrane.

Apartments and commercial buildings

In Mohali, Panchkula and Zirakpur, apartment and commercial roofs have water tanks, lift machine rooms and equipment. Each plinth and penetration is detailed as part of the membrane. A heat-reflective topcoat reduces heat reaching top floors in summer.

Chandigarh's hot summers, heavy monsoon and cold winters all affect roof work. Coatings need a dry surface and suitable temperatures to cure. The best periods are October–November and February–May. In December and January, cold mornings and dew slow curing, so work is done in the warmer hours if needed.

FAQs

Our solar installer says the panels won't affect waterproofing. Is that true?

It depends on how they are mounted. Ballasted systems that don't drill the roof have little effect. Frames bolted through the slab need each fixing sealed properly.

Can the roof be waterproofed without removing existing panels?

Areas around the array can. Areas directly under panels are hard to reach and may need panels lifted.
