In Ghaziabad's high-rise societies, the roof belongs to everyone but leaks into only a few flats. Top-floor residents in Indirapuram, Vaishali, Raj Nagar Extension and Crossings Republik often spend years complaining about damp ceilings before the society fixes the terrace properly. By then the water may have damaged plaster, electrical fittings and furniture. A well-planned society roof waterproofing project solves the problem for all the top-floor flats at once.

Where society roofs leak

High-rise roofs have more going on than a house roof:

  • Overhead water tank bases, where heavy tanks sit on the slab and the waterproofing around them cracks
  • Lift machine rooms and staircase towers, where roof slabs meet vertical walls
  • Expansion joints between tower sections, often sealed poorly or not at all
  • Rainwater outlets that block with debris and flood the roof
  • Mobile towers, solar panels and cable trays fixed through the waterproofing

We walk the full roof, mark every leak point and check them against the damp patches reported in flats below.

A society roof system

For most society roofs we recommend:

  1. removing failed coatings and loose material
  2. repairing cracks and correcting ponding areas so water flows to outlets
  3. forming fillets and taking the membrane up parapets, tank plinths and machine room walls
  4. sealing outlets, pipes and fixings with reinforcing fabric
  5. treating expansion joints with a proper flexible joint system
  6. applying a liquid PU waterproofing membrane
  7. finishing with a UV-stable, heat-reflective topcoat

Where the roof is used as a common terrace with foot traffic, a tougher wearing layer or tiles over the membrane can be added.

Working with RWAs

Society roof projects involve committees, residents and budgets. We help with:

  • A leak survey with photos, locations and the flats affected
  • A written scope that separates urgent repairs from full waterproofing
  • Phasing, such as one tower at a time
  • Clear material descriptions so different quotes can be compared on the same basis

If the builder is still responsible for defects, the survey record can support those discussions. We describe the defects, and we don't assign blame.

Heat relief for top floors

Top-floor flats in concrete towers get very hot in summer. A heat-reflective topcoat over the membrane lowers the roof surface temperature and reduces heat reaching those flats. It's a useful extra when the roof is being waterproofed anyway.

Timing

Roof waterproofing needs dry conditions. We recommend surveys during or just after the monsoon and application between October and May.

FAQs

Our tower roof was waterproofed by the builder and still leaks. Why?

Common reasons are missed details at tank bases, parapets, outlets and joints, or a thin system that has aged. The survey shows which.

Can the terrace stay in use during the work?

Parts of it can. We work section by section and fence off areas being coated.

Do you seal around mobile towers and solar panels?

Yes. Each fixing and cable entry is detailed as part of the membrane.
