In Ghaziabad's high-rise societies, the biggest monsoon complaint isn't the roof. It's water coming through external walls. Residents of flats in Indirapuram, Raj Nagar Extension and Crossings Republik see damp patches, bubbling paint and even mould on the inside of outer walls after heavy rain, often on the side facing the prevailing wind. Inside, bathrooms leak into the flat below. Both problems can be fixed, but the approach for a tower is different from a single house.

External wall seepage in towers

Rain gets into high-rise walls through:

  • hairline cracks in the plaster, especially along beam and column lines where blockwork meets concrete
  • gaps around window frames and AC units
  • poorly sealed pipe and conduit penetrations
  • joints where different materials meet

Painting the inside of the flat never solves this. The fix is on the outside:

  1. inspect the façade, usually by rope access or suspended platform
  2. open and fill cracks with a flexible filler, and mesh-reinforce cracks at beam and column junctions
  3. seal around windows, AC brackets and penetrations
  4. apply an elastomeric waterproof coating that bridges fine cracks and keeps rain out while letting the wall breathe

Bathroom leaks between flats

Leaks from an upper flat's bathroom into the flat below are the other common problem. A lasting fix means removing the tiles, sealing floor traps and pipes, applying a waterproofing membrane on the floor and up the walls, running a ponding test and then retiling. We can coordinate this with both residents so everyone knows the plan.

Overhead tanks and basements

Society overhead tanks develop leaks at joints and cracks. We use coatings certified for potable water in drinking water tanks. Basements with seepage through walls or slabs need crystalline waterproofing or injection for active leaks, rather than a surface paint.

When to do the work

External coatings need dry walls and dry weather. The best window is from October to May, after the monsoon has ended and walls have dried out. Surveys during or just after the rains are useful, though, because that's when the damp patches and leak points are easiest to see.

FAQs

Can seepage be stopped by painting inside the flat?

No. Internal painting hides the stain for a while. Water must be stopped on the outside of the wall.

Does the whole tower need coating?

Not always. Often only the elevations facing the rain, or specific cracked areas, need treatment. The survey decides.

How long does a façade coating last?

A good elastomeric system on a properly repaired wall typically lasts several years before recoating.
