Sonipat has two kinds of waterproofing problems, and they look quite different. In the townships and group housing around Kundli, residents deal with bathroom leaks into flats below and damp external walls. In the industrial areas at Kundli, Rai and Barhi, factories have large water tanks, fire water tanks and sumps that start leaking, sometimes within a few years of construction. Both need a proper diagnosis and the right coating, not just a coat of paint.

Township flats

Newer housing in the area is often built quickly, and waterproofing under bathroom tiles is sometimes thin, incomplete or missing around floor traps. Signs usually appear within a year or two: damp ceilings below bathrooms, swollen door frames and peeling paint near the floor.

Our process for a leaking bathroom:

  1. confirm the leak source with moisture readings and, if needed, a water test
  2. remove tiles and screed
  3. seal floor traps and pipe penetrations
  4. apply a flexible waterproof membrane on the floor and 150 to 300 mm up the walls, higher at showers
  5. hold a ponding test to confirm it is watertight
  6. screed and retile

If the building is still under warranty, it's worth recording the leak and damage before repairs.

Factory water tanks and fire tanks

Industrial units store water in large concrete tanks for process use, cooling and firefighting. Common problems include:

  • leaks at construction joints and wall-floor corners
  • cracks from shrinkage or ground settlement
  • honeycombed concrete from poor compaction
  • corrosion of steel where water has reached it

We drain and clean the tank, repair cracks and joints, and apply a suitable waterproof coating. For drinking water, the coating must be certified for potable water. For process or fire water, cementitious, crystalline or epoxy systems are chosen based on the water and conditions. Leaks through the tank wall from outside may need injection first.

Basements and sumps

Basements in housing and factories, and pump sumps below ground, often let in groundwater. Surface coatings applied from inside can be pushed off by water pressure. Crystalline waterproofing, which works inside the concrete, is usually more reliable from the inside face.

External walls

Cracked plaster on new buildings lets rain into walls. Cracks are filled and an elastomeric waterproof coating is applied to keep rain out.

FAQs

How long does a factory tank need to be empty?

It depends on size and damage. Many tanks are drained, repaired, coated, cured and refilled in about a week.

Can a new flat's bathroom leak be fixed without breaking all the tiles?

Usually the floor tiles in the leaking area must come up, because the membrane has to go underneath them.

Which coating is best for a fire water tank?

It depends on the tank's condition. Cementitious and crystalline systems are common, and we confirm after inspection.
