Pharma and FMCG plants in Baddi, Barotiwala and Nalagarh have plenty of floor space outside production: administration blocks, QC and regulatory offices, training rooms, corridors, canteen seating areas and staff housing. These spaces are occupied every working day, and a strong solvent smell from floor coating work can drift into offices and even towards controlled areas through shared air systems. Our epoxy-PU hybrid WB, the water-based version of our EPU hybrid, is a practical choice for them.

Why low odour matters near pharma operations

In a pharma plant, the concern about coating fumes goes beyond comfort. Solvent vapours in shared corridors or HVAC zones can raise questions with QA teams about potential contamination risks near controlled areas. A water-based, low-VOC coating reduces that concern. We provide product data sheets so your QA and EHS teams can review the materials before work starts.

Areas we typically coat

  1. administration and management offices
  2. QC, regulatory and documentation offices
  3. training and meeting rooms
  4. non-GMP corridors and lobbies
  5. canteen seating areas
  6. staff housing corridors and rooms

GMP production rooms, airlocks and cleanroom corridors need a cleanroom-grade system, usually PU self levelling flooring, installed during a planned shutdown.

Staff housing

Many plants in the BBN area house staff in colonies or hostels. Families and workers living there can stay in place while corridors and rooms are coated, because the odour is low and clears quickly with ventilation.

Monsoon humidity

Baddi's long, heavy monsoon means very humid air for weeks. Water-based coatings dry more slowly in these conditions. We:

  • check humidity before each coat
  • use the building's ventilation or portable fans
  • allow longer between coats
  • test slab moisture on ground floors, using a suitable primer where needed

For larger office blocks, the drier months from October to June are easier.

Limits

The water-based hybrid is for offices, corridors and light-traffic areas. Warehouses and packing halls with forklifts and heavy impact should use the solvent-free EPU hybrid.

Colours and markings

Plant offices and corridors often use colour to guide people. Common choices are a neutral grey or beige for offices, a contrasting border along corridor edges, and coloured lines or arrows that lead visitors from reception to meeting rooms without entering restricted areas. Canteen seating areas can be finished in a warmer colour with anti-slip texture near serving counters. All of these can be done within the same water-based system, so the whole non-GMP side of the plant has a consistent look.

Working within plant rules

Work inside plant premises follows your site rules for permits, safety inductions, restricted areas and working hours. We coordinate with engineering and EHS teams before starting and keep materials and waste within designated areas.

FAQs

Can QA review the coating materials before we start?

Yes. We provide product data sheets and VOC information for review.

Can offices stay occupied while their corridor is coated?

Usually yes, working section by section with ventilation.

Is this suitable for GMP rooms?

No. GMP rooms need a cleanroom-grade floor, typically PU self levelling with coving.
